The GOTeGuarantee^SM is GOTeHomes' guarantee to place the needs of the client first and foremost. Our actions, our service, are in place to best serve you, our client. As a client of GOTeHomes, you will receive 1) a 35% rebate, 2) 100% service, 3) 100% satisfaction.

Our 35% Rebate

As your representative real estate agent (the "buyer's agent"), GOTeHomes receives a portion of the commission paid to the seller's agent. The exact amount we receive as the "buyer's agent" is specified in the property listing (though per state law, this is not visible to the consumer). Thus, as you look at properties and find ones you like, your GOTeHomes' Homebuying Specialist^SM can let you know the exact amount of commission we will be paid, and therefore the amount you will be rebated.

For example, say you're looking at a $400,000 property, and the buyer's agent commission listed with the property is 3.0% (6% is a standard commission paid to the seller's agent, and the buyer's agent typically gets half). This means GOTeHomes will receive 3% X $400,000= $12,000 as your agent. Your rebate then would be 35% of our commission, or 35% X $12,000= $4,200! That is your guaranteed rebate. Your rebate is not calculated net of any administrative or operating expenses, but from the gross commission GOTeHomes receives.

The only exception to the above is with the purchase of smaller priced homes. Obviously, our agents have bills to pay and mouths to feed, and we haven't yet been able to convince them to work for free. Therefore, the minimum commission GOTeHomes must receive is $3,000. If, for example, you purchase a $150,000 home, and the buyer's agent commission is $4,500 (3%), GOTeHomes would keep $3,000 and rebate you $1,500. In this case, your $1,500 rebate would compute to a 33% rebate of our commission.

Our 100% Service

GOTeHomes provides you 100% service. Period. We are not an "online agency". We are a full service real estate agency, catering to your needs and requirements the same as the traditional real estate agencies you may be use too. Our agents will accompany you to as many properties as you wish to visit, all the while providing their expertise and insight throughout the home shopping experience. Further, our agents are available by phone, fax, or email 7 days a week. If you choose to use GOTeHomeLoans, an Upfront Mortgage Broker®, then your agent becomes your Homebuying Specialist^SM, and will help pre-approve you for a loan. When you are ready to make an offer, your HomeBuying Specialist^SM will write-up the offer, and send it to you for your review and signature before presenting it to the seller. If and when your offer is accepted, your Homebuying Specialist^SM will guide and update you through the entire closing process, providing status on your mortgage loan and settlement details.
