Q. When do I get my rebate?
A.
Most of the time, you will receive your rebate at closing. If for any reason we are not able to provide your rebate at closing (on some occasions your loan program may limit the amount of rebates/credits you can receive at closing), we will send you a check within 14 days of closing.

Q. How does GOTeHomes still make money by giving away so much commission?
A.
Remember the days when houses were $150,000? Buyer’s agents would get 3%, or $4,500 on a $150,000 home, and make a very healthy living. When housing prices went up, buyer’s agent commissions went up, even though the work required was the same. So, rather than give that extra commission to the agent, we are giving it back to the buyer.

Q. Does GOTeHomes have a minimum commission it must receive?
A.
YES. Our 35% rebate does come with a caveat. Since we are a full service agency, and so far have been unsuccessful convincing our agents to work for free, we need to make sure our agents receive something for the work they put in. Therefore, the minimum commission GOTeHomes must receive as a buyer’s agent is $3,000. For example, let’s say you’re lucky enough to find a home for $150,000, and the buyer’s agent commission is 3%, or $4,500. GOTeHomes would keep its minimum $3,000, and rebate you $1,500 (which calculates to 33%).

Q. Why don’t other real estate companies rebate me?
A.
Well, they should, but no one likes giving away money. The “big companies” have been around for awhile, have a large client base, and control the status quo. When realtor commissions tripled with home prices, no one raised a fuss, so these agencies enjoyed the wealth, even though it should have been shared with the buyer. GOTeHomes will compete in this market by restoring fairness to the consumer.

Q. Is GOTeHomes simply an “online agency”?
A.
NO. Absolutely not. We are a full service agency. We will meet with you and accompany you to as many houses as you would like to visit. We completely understand that this is about your home and your life, and nothing can be more important to you than this. It takes time to find that place you will call home, and GOTeHomes will be with you every step of the way.

Q. How does your service compare to other, more traditional real estate agencies?
A.
We provide, at the very least, the same level of service as the more traditional agencies…except we rebate you 35% of our commission. But we exceed the services of the more traditional agencies not only with our 35% rebate, but through the service we offer through GOTeHomeLoans as an Upfront Mortgage Broker®.

Yes, we will still represent you. But per our response to the question “does GOTeHomes have a minimum commission”, we need to receive at least $3,000 for our services.

Q. Can I use GOTeHomes’ MLS search capabilities without being a client?
A.
Yes, absolutely. Feel free to look around and search area homes as much as you want, without signing anything with us or committing to us as a client. When you find a home you like, and have questions or would like to schedule a time to see the property, contact us so we can meet with you and assist you.

Q. Can I still use GOTeHomes if I already spoke to another real estate agent?
A.
If you only “spoke” to another agent, then yes, you can still use GOTeHomes. However, if you entered into an exclusive buyer-broker agreement with another agent, you may not use GOTeHomes until after the expiration of that agreement. Additionally, even if you did not sign an exclusive buyer-broker agreement, but you visited properties with another agent, GOTeHomes will not be able to represent you on those specific properties. By law, to receive commission, GOTeHomes must be the “procuring cause” of the transaction, and if you visit properties with another agent, GOTeHomes is no longer the “procuring cause” for those properties.

Q. Can I receive the 35% rebate if I use GOTeHomes to search for a home, but close with another agent?
A.
No. To receive your rebate, GOTeHomes must represent you at closing. Specifically, on the Purchase of Sale Agreement you sign with the seller, GOTeHomes must be indicated as your agent.

A.
Absolutely not. GOTeHomes does not sell or provide your personal information to any third party vendors without your authorization. This includes your email and phone number, which we guard with the utmost care.
